Definitions
(a) The Company – Oasis Stays Vacation Homes Rental L.L.C
(b) The Guest – Any entity (e.g., private, corporate, governmental) making a reservation for a Unit from the Company
(c) The Unit – The property mentioned in the reservation confirmation received by the Guest in the portfolio and managed by the Company
(d) The Community – Neighborhood in which the Unit is located
Rates
Rates displayed on the Company’s website or its online travel agency suppliers (e.g., Airbnb) are final and inclusive of all fees and taxes. The final rates displayed include:
Cancellation Policy
Guests can cancel their reservation at any time after the reservation has been confirmed by the Company. The payment will be refunded if the reservation is canceled at least 30 days before the check-in date, minus any charges from third parties (e.g., credit card companies, banks). If canceled less than 30 days before the check-in date, no refund will be provided. The Company may try to accommodate changes in the reservation (e.g., change in dates), subject to availability and approval of the Company. In case of no-show (i.e., the Guest does not arrive at the Unit until 2 AM the following day after the check-in date), the Company reserves the right to cancel the reservation without refund.
IDs
The Company will take a copy of all Guests’ IDs. Only passports and national IDs for GCC citizens are accepted as Guest IDs. Failure to provide an ID will result in access denial. IDs will be shared with Community management/security and the Dubai Police via the DTCM portal upon check-in. Only Guests who have provided their IDs are eligible to stay overnight in the apartment.
Visitors
All visitors of the Guest must provide IDs (passport, national ID of GCC citizens) and register with building security. No visitors are allowed in the Unit between 12 AM and 8 AM. The maximum number of visitors is defined by the number of bedrooms: for the first bedroom, 2 visitors may visit; for each additional bedroom, 1 visitor may visit (e.g., a 2-bedroom apartment may have a maximum of 3 visitors).
Pre-authorization
The Guest agrees to provide a credit card with the same name as the main Guest’s ID. The Company will pre-authorize 2,000 AED on this credit card. Failure to provide the pre-authorization will result in cancellation of the reservation without refund. The pre-authorized amount can be used by the Company to cover damages, penalties, additional required services, or any direct/indirect expenses incurred due to the Guest or their traveling companions.
Damage Reconciliation
The Unit’s furniture, fixtures, and equipment are handed over in proper working condition. The Company will charge the full amount for repair/replacement against the pre-authorization in case of damage or loss. Guests must check all items within 30 minutes of opening the Unit’s door and report any damages. Failure to do so will be considered as damage caused by the Guest. In the event of any dispute, the decision of the Company is final.
Noise Control
All Units are equipped with electronic noise alarms. The maximum allowed decibel level is 170. Disabling the noise alarm will result in a 500 AED penalty. Exceeding 170 decibels will result in a warning, followed by a 2,000 AED penalty and eviction upon a second breach.
Rules
Penalties
Breaching the rules will result in a 2,000 AED penalty charged against the Guest’s pre-authorization. The first complaint will result in a full penalty charge and any additional fines. The second complaint will result in immediate eviction.
Currency
Payment for reservations will be made in AED, USD, or GBP. Any charges or fees to obtain the payment will be borne by the Guest.
Cancellation by the Company
If the Company cancels the reservation, it will refund the Guest in full. The Company shall not be liable for any other compensation. The Company reserves the right to cancel any reservation at its sole discretion (e.g., due to a broken boiler in the unit).
Check-in and Check-out Time
Unless otherwise agreed, the standard check-in time is 3:00 PM, and check-out is by 11:00 AM.
Loss and Theft
The Company is not responsible for any stolen, lost, or forgotten personal belongings. The Guest must arrange appropriate insurance coverage.
Cleaning
Cleaning services can be provided upon order and payment. The cleaning team is authorized to enter the Unit without the Guest’s presence unless otherwise indicated. The Guest must securely store valuables and hold the Company harmless from any claims regarding theft, damages, or other liabilities. All ordered cleaning services are non-refundable.
Food & Beverage
The Company is not responsible for any harm, loss, or damages resulting from using any services offered by the Company, its affiliates, or employees.
Liability Disclaimer
The Company is not responsible for any injury or loss of or damage to belongings while in or near the Unit. The Guest must have appropriate insurance coverage and fully indemnifies the Company from any damages or injuries incurred.
General Provisions
The Guest agrees to leave the Unit without any refund if they do not respect these Terms & Conditions or UAE laws, including DTCM provisions. The Company has the right to report illegal activities to the authorities. The Community Management can evacuate the Unit for breaches of Community rules. Guests and visitors must log in at the reception desk. Minors under 18 cannot make a booking or stay without an adult.
Disputes
The Company reserves the right to be the sole arbiter for disputes, and its decision is final.
Acceptance of these Terms & Conditions
Creating a reservation implies unconditional acceptance of these Terms & Conditions. The Guest agrees to sign these Terms & Conditions before checking in; non-signing will result in cancellation without refund.
