Terms and Conditions
Use of Property
The property will be used for holiday home rentals.
OASIS STAYS VACATION HOMES RENTAL L.L.C. has the right to sublease/rent the property.
Payment Terms
Cheques should never be deposited before the due date.
Payments will be made via bank transfer on or before the due date.
The landlord must return or destroy cheques with photo evidence provided.
Grace Period
A 10-day grace period applies to furnished properties, while a 14-day grace period applies to unfurnished properties. Please note that setting up the property for "go live" on systems like Booking.com and Airbnb requires time for inspections and configurations.
We are required to meet over 30 standards set by the DTCM Government for each property.
This includes applying for DTCM permits, installing and configuring digital locks, and completing "move in" permits before guests are allowed entry. This timeline can be shortened based on factors such as existing DTCM permits, completed professional photography, and the speed of Ejari completion.
Existing Holiday Home Usage
If the property is already used as a holiday home, all payments from the contract start date will be due to OASIS STAYS.
The landlord must inform OASIS STAYS of all existing bookings before finalizing the contract.
Ejari
Landlord responsible for registering Ejari.
Use of Premises
The premises will be used as a residential apartment by the tenant.
Tenant can assign, transfer, or share occupation with any third party as legally permitted.
No modifications without written approval from the landlord. Compliance with property management regulations is required.
Renewal of Tenancy Contract
Lease renewal as per rules and regulations.
Written notice required 60 days before expiry if not renewing.
New tenancy contract to be signed 30 days before current contract expiry.
Security Deposit
Refundable deposit of 5% for Unfurnished Apartments and 10% for Furnished Apartments.
Landlord required to paint apartment prior to move in. Tenant responsible for restoring premises to original condition.
Maintenance and Utilities
Maintenance costs above AED 1,000 are the landlord's responsibility.
Tenant responsible for utility costs.
Rules of Possession
24-hour access to premises.
No noisy, offensive, or hazardous activities allowed.
No acts affecting property appearance or sanitary conditions.
Insurance
Landlord not responsible for tenant's property damages.
Taxes and Charges
Tenant to pay all government levies, including VAT.
Tenant responsible for electricity, water, cooling, and gas charges.
Termination of Tenancy Agreement
Pro rata refund upon early termination, after deducting one month's rent as penalty.
Tenancy Vacating Procedure.
Complete inspection and repair of any damages required before refund of security deposit.
